CORPORATE BUILDING SYSTEMS CONSULTANT,
Reporting to: President
JOB SUMMARY:
POSITION SUMMARY:
Reporting to the President, the Corporate Building Systems Consultant is responsible for technical systems support to the building systems management personnel in all LTC and Retirement owned and managed facilities.
The Corporate Building Systems Consultant is required to perform their duties in a manner consistent with the core values and employee guiding principles, ensure resident safety, and demonstrate customer service excellence.

Building Systems Assistant
Duties and Responsibilities:
A. Operations
• Provides expertise, guidance, direction and support to the homes on all building automation systems including: mechanical / electrical systems, communications ( call bell systems & phone systems) , security , fire systems , septic, elevator and waste management; HVAC, Seargeant readers
• Develops and maintains current policy and procedures for each of these building systems
• Provides advice and input regarding start-up operations, transition of new management contracts and participates in operational reviews;
• Provide support to the home during major installation projects of new building system equipment;
• Trouble shoots and provides guidance on all electrical and mechanical system failures,
• Assists with special projects on an assigned basis;
• Conducts regular site visits of each home and conducts annual operational audits including SCOR reviews on environmental services, specifically life safety and maintenance sections to ensure all areas meet MOHLTC / ORCA standards;
• Assists with development of action plans when MOH compliance issues pertaining to building systems or preventive maintenance are identified;
• Assist with opening of new builds on a project basis.
• Participates in operations meetings as required, liaises and communicates with the COO or Director of Operations on all matters in the homes and obtains approvals as required ,
• Provides expertise and support to the homes on building upgrades, approved renovations and minor projects
• Provides input and advice on any redevelopment or building project and input into RFP's as needed
B. Human Resources
• Participates in the recruitment and selection of Building Systems Management personnel;
• Provides orientation & support to Building Services personnel on building systems including HVAC, fire safety systems; septic systems, water cooling towers / water systems, generators , security (card readers), call bell systems and phone systems and preventive maintenance as it pertains to these systems etc.;
• Coordinates educational and information sharing meetings for building service personnel on a regular basis;
• Provides training and support on security Access Control systems to home personnel;
• Provides guidance and direction to Building Systems Assistant
C. Financial Management
• Provides input on all PRD maintenance costs for accounts under scope of responsibility in preparation of operating budgets for each home;
• Monitors utility consumption through invoice reviews and shares results on a quarterly basis, analyzes irregular results with the homes and forecasts operating budget numbers for the next budget year for facility expenses;
• Analyzes other data including: phone / cable TV costs, security access control cards and numbers,
• Researches / Develops and proposes 'energy saving' strategies in collaboration with the Directors of Operations;
• Sets up energy saving contracts for the purchase of utilities;
• Reviews cost / service comparison and provides advice to the homes on specific service contracts and selected maintenance contracts: landscaping, snow removal, elevators, waste management, water softeners, nurse call and phone systems;
• Tours the facilities and makes recommendations for building enhancements in keeping with LTC Homes standards and that should be considered as part of the annual capital budget;
• Reviews and approves capital building equipment purchases and installation requirements;
• Completes and shares with SMC a Reserve Fund study for each new building with assistance of building specialists as applicable;
• Recommends capital replacement of specific building areas based on the Reserve fund study each year;
• Updates the Reserve Fund study for each line item as it is replaced or refurbished for each building in addition to updating projected costs and replacement time lines, as needs change.
D. Occupational Health & Safety / Fire Safety
• Researches any building related system requirements mandated by Authoritative bodies and code requirements ie. MOL,Fire Marshals Office or MOE and provides education on same;
• Provides support to the homes when fire prevention system deficiencies ( including extinguishers) are identified through annual or third party inspection reports;
• Monitors code requirements with regards to life safety systems and provides direction when system failure occurs.
• Monitors preventive maintenance programs for Fire Safety systems in all homes to ensure compliance with the Fire Code.
Qualifications:
Certificate in Building Systems Management or equivalent;
• Experience in the management of building systems services in a health care setting;
• Valid driver's license and ability to travel extensively in Ontario
• Experience in Computerized Building Automation Systems
• Experience managing and supervising maintenance;
• Good working knowledge of computer word-processing software, excel and outlook;
• Strong interpersonal and leadership and training skills.
